Innovative contracting methods

Innovative contracting incorporates new practices to supplement traditional low-bid, design-bid-build contracting. It can decrease project delivery time, reduce construction time, improve safety, incorporate innovation, and reduce costs.

A + B bidding

Cost plus time bidding (also known as A + B bidding) factors time plus cost to determine the low bid.

Best-value contracting

Best-Value Contracting is a procurement process allows owners to consider other factors in addition to price in the award and execution of construction contracts.

Construction Manager / General Contractor

Construction Manager / General Contractor (CMGC) is an integrated approach to planning, designing and constructing a project. Owners, designers and contractors work collaboratively to develop the project scope, optimize the design, improve quality and manage cost.

Design-Build

Design-Build is a delivery method that allows MnDOT to transfer both a project’s final design and construction responsibilities to a qualified contracting team. For certain projects, this allows for quick completion and results enhanced by the contracting team’s knowledge.

Incentive / disincentive

Incentive / disincentive is a process where the contractor is paid an incentive for completing a project earlier than the time specified in the contract.

Indefinite Delivery / Indefinite Quantity

IDIQ is a type of contract that provides for an indefinite quantity of work during a fixed period of time.

Lane rental

Lane rental charges a rental fee to contractors to minimize road-user impacts.

Warranties

Warranties require contractors to guarantee all or portions of a construction project to be free of defects in materials and workmanship for a period of time. Contractors must correct deficiencies that occur during the warranty period.
